







Working in association with the Zuhair Fayez Partnership, MBA have created a land use Master Plan and development proposals for a site situated at the eastern edge of the King Abdul Aziz International Airport in Jeddah conceived as a place where people can play, live, work, and pray. The site is approximately 650 metres wide by five kilometres long, comprising some 3.3 million square meters of land area,.
Given its proximity to the Jeddah Airport as the principal entry and transit point to Makkah and Medina much of the site’s marketing potential lies in the projected growth in the numbers of Islamic travelers for Haj and Umrah,
After extensive study , the team created a mixed-use development program for the site anchored by six interactive concepts:
· a regional sports stadium and affiliated sports and active leisure facilities,
· an international exhibition, educational and activities centre built around the social, historical and commercial impact of Islamic and Arabian cultures,
· a diverse range of family-oriented entertainment, leisure and retail facilities and amenities,
· a large offering of affordable multi-family residential programs, including for-sale, for-rent and branded serviced apartments
· international exhibitions, convention & conference center with hotels
· a world-class business park.
As part of the brief, the client required a number of collateral (or supporting) marketing materials for presentation to various government agencies. These included a 1:1000 scale model, multi-media presentation, documentation and brochures.
Total Development Costs were calculated at SR 10,130,808,000. The team’s Master Plan was assessed as providing excellent opportunities for development.
